I saw this house 3 years ago when it came on the market. You could see with some work it could be a great house and Ivanhoe Elementary School is right down the street. It sold quickly for $700,000 in June 2008. The new owners did a great job renovating the house  and now it is back on the market for $799,000.

Two New Ed Fickett Nichols Canyon Homes are on the Market

 

For many years, my dog and I would walk by a mid-century house in Silver Lake, which I always admired. One Sunday morning, the owner was outside gardening, so I decided to tell him how much I liked his home. To my surprise, he asked me if I would like to take a tour of the inside. As any person with a love of great architecture, I picked up my dog and grabbed my chance. Once inside, I couldn’t believe how spectacular and meticulously renovated it was. This was my first introduction to Edward H. Fickett homes.

Even though he was not as well known as his contemporaries, he built over 60,000 with 10,000 in the San Fernando Valley.  Not only was he known for building homes for the rich and famous (his list of clients included Jack Benny, Charlie Chaplin, Dick Clark, Joan Crawford, Irene Dunne, Jimmy Durante, and Groucho Marks), he designed modern homes that were affordable and accessible to the general public.

Silver Lake's High-End Homes Go Into Multiple Offers

It does not look like a buyers’ market in Silver Lake. Recently, there have been some amazing homes for sale that have sold quickly with multiple offers (some, over the asking price, all cash).  Silver Lake is breaking new ground with listing prices, as there are no other sales to support the prices of these homes. Some qualities that these homes share include the Ivanhoe Elementary school district, well-maintained properties, large sq. ft., a yard, and sometimes a pool (all of which are not easy to find in Silver Lake). Compared to the west-side of Los Angeles, you still get a much better house for the price, in addition to living in a community where people can walk their dogs, stroll their babies, jog, and say hello to one another. Unique Lodgings in Silver Lake & Los Feliz, Who Knew!!

There are no big fancy hotels in the Silver Lake, Los Feliz or Echo Park areas.  When my house is too full to accommodate my family and friends  I usually send them to a hotel in Glendale or Pasadena . I had no idea there was another  cool alternative  right here  in my own neighborhood. You really get to experience what  Silver Lake and Los Feliz  have to offer. Here are some of the bungalows, small apartments and rooms I found.

 

Los Feliz Lodge

The Los Feliz Lodge is a stylish 1920 4-unit Spanish style courtyard bungalows, within walking distance to Silver Lake’s Sunset Junction and Los Feliz. Each bungalow has a fully equipped kitchen, a private bath, and is oozing with charm.

El Tres Inn

In the heart of Silver Lake lies the El Tres Inn, consisting of 3 small luxury apartments appropriately named Uno, Dos and Tres. They combine kitsch 60 vintage Mexican with a modern twist and many amenities. In the morning enjoy homemade croissants delivered with the L.A. Times in a Mexican bag.

Sanborn Guest Cottage

The Sanborn Guest House are 2 units with their own baths and a shared kitchen. They are clean, comfortable, convenient and a great value. After a hectic day sight seeing in L.A., this little oasis provides peace and quiet all within walking distance to great restaurants and shops.

I fell in love with this home the moment I walked in. It is one of the best homes I have been to in Silver Lake. Heyday's Dick & Jane Home's in Echo Park

This is the latest project from Heyday, the developers who built Rock Row in Eagle Rock. The two units called Dick & Jane are separate homes taking advantage of Los Angeles’s  small lot ordinance. To be able to build  high quality homes and keep the prices down is becoming more popular in all parts of Los Angeles. I was very impressed with the design, flow, quality, natural light and privacy all within the heart of Echo Park. This home has strand woven bamboo floors, custom kitchen cabinets, skylights, courtyard, central vacuum, built-in speakers and built-ins. The Heyday developers are working on another project in Eagle Rock which will consist of 19 single family homes on Ellenwood designed to meet LEED Platinum Standards. It intends to be the greenest collection of homes in southern California.  The first phase of these eco-friendly homes should be completed in the later part of 2011. They will be on small lots with the square footage between 1322 and 2057. I am excited to see and sell the Ellenwood homes as I have loved each project Heyday has done.
